Southfield isn’t a market I picked off a map. I grew up on Detroit’s west side, and Northland was our mall — the one everybody I knew shopped at. My aunt still lives near 10 Mile and Greenfield. My cousin is a few blocks south, near 9 Mile. My mother-in-law is over by 9 Mile and Telegraph, my uncle is up at 12 Mile and Northwestern Highway right on the Farmington Hills line, and I have friends in Lathrup Village. My son went to summer camp at Lawrence Tech. When I want a decent corned beef sandwich I go to the Lou’s Deli at 9 and Greenfield.

I mention all that because “we’re local” gets typed onto a lot of websites by people who have never driven Evergreen or Lahser. I have, hundreds of times, and not for work.

It matters when you’re selling. A lot of Southfield went up during the postwar building boom — solid brick ranches and colonials on generous lots, plenty of them now fifty to seventy years old and due for a roof, a furnace, or a kitchen that hasn’t been touched since the original owners moved in. Selling is one option. It is not the only one, and you should know the real number first.

If the house is in probate

Southfield estates go through Oakland County Probate Court at 1200 N. Telegraph Road in Pontiac. There’s one wrinkle here that catches people out: when an estate is opened formally rather than informally, Oakland County writes a restriction directly into the Letters of Authority saying the personal representative can’t sell real estate without a further order of the court. If that line is on your Letters, no buyer can close with you until the court signs off — and finding that out at the closing table costs weeks.
